Residential vs Commercial TPO Roofing: Which Do You Need?

Most people think of TPO as a commercial product, the white membrane on the flat roofs of warehouses and shopping centers. That is where most of it goes, but TPO has a real place on homes too, and the question that brings a homeowner to it is usually a roof shape problem, not a preference. If part of your house has a flat or low-slope section, shingles are the wrong material for that section, and TPO is often the right one. The difference between residential and commercial TPO is less about two separate products and more about how the same membrane gets specified and warranted for the two settings.
When a Home Actually Needs TPO
Asphalt shingles need slope to shed water. They rely on gravity to move water down and off the roof, and below a certain pitch they leak, because water sits on them long enough to work under the courses. That is why a flat or low-slope section of a house cannot wear shingles. The places this comes up on Leander homes are specific: a flat-roofed room addition or sunroom, a porch or patio cover with a low pitch, a section over a garage, and modern-design homes built with intentionally flat rooflines. For any of those, a single-ply membrane like TPO is the correct material, and trying to force shingles onto the low-slope section is how you end up with a chronic leak.
How Residential TPO Differs From Commercial
It is the same fundamental membrane, heat-welded at the seams, reflective, single-ply. What differs is the context. A residential TPO job is usually a smaller area, a single low-slope section tied into the surrounding shingle or wall details, where the flashing transition between the membrane and the adjacent roofing is the part that demands care. A commercial TPO job is typically a large open field of membrane with many rooftop penetrations and a drainage system designed for the whole roof. The membrane is the same; the detailing, the scale, and the way it integrates with the rest of the building are what change. On a home, the membrane-to-shingle and membrane-to-wall transitions are where the workmanship matters most.
Membrane Thickness: 45, 60, and 80 Mil
TPO comes in different thicknesses, measured in mils, and the common choices are 45, 60, and 80 mil. The thickness is one of the real decisions in any TPO job, residential or commercial.
- 45 mil is the entry-level membrane. It is the most economical and is sometimes specified on low-traffic, lower-budget applications, but in a hail-exposed market like Williamson County it offers the least impact resistance.
- 60 mil is the common middle choice and a sensible default for Central Texas. It carries meaningfully better puncture and hail resistance than 45 mil for a modest cost increase.
- 80 mil is the thickest standard option, the best impact and foot-traffic resistance, and the choice where hail exposure or rooftop traffic is a concern and budget allows.
For a Leander home with a low-slope section, we generally lean toward 60 mil or 80 mil rather than the thinnest membrane, because the hail risk in this market makes the added thickness worth it.

Warranty Differences
Warranties are where residential and commercial TPO diverge most. Large commercial TPO installations can qualify for manufacturer NDL (no-dollar-limit) system warranties of 20 years or more, but those require an approved installer, specific installation documentation, and usually a minimum roof size and a maintenance program. A residential low-slope TPO section typically does not hit the thresholds for those large commercial system warranties. What protects a residential TPO install is the manufacturer’s material warranty on the membrane itself plus the contractor’s workmanship warranty on the installation, which on a home is the more important of the two because the leaks on residential TPO almost always trace to the flashing transitions, which is workmanship, not material. The Honest Answer for a Homeowner
If your whole roof is sloped, you do not need TPO; a quality shingle or metal roof is the right call, and TPO would be solving a problem you do not have. If part of your house is flat or low-slope, that section needs a membrane, and TPO at 60 or 80 mil is a solid choice for it, installed with careful attention to where the membrane meets the rest of the roof. The decision is driven by the shape of your roof, not by chasing a commercial-grade material onto a home that does not call for it. Installation Differences That Matter
Residential and commercial TPO are the same membrane on paper, but the way each one goes down is different, and those installation choices decide how the roof holds up. The biggest one is the attachment method. A large commercial roof is usually mechanically fastened, with the membrane screwed to the deck on a pattern and the seams hot-air welded, because that goes down fast and economically over a big open field. A fully adhered system glues the membrane to the insulation across the whole surface instead, which costs more and takes longer but gives a smoother finish and resists wind uplift differently. On a residential low-slope section that ties into a sloped shingle or metal roof, the fully adhered approach often makes more sense, because the section is small, visible from the ground in some cases, and surrounded by transitions that a mechanically fastened layout fights against.
The edge metal and the slope are where residential TPO is won or lost. On a commercial roof the perimeter is a long clean run of edge metal, but a home’s low-slope section meets walls, a higher roof plane, chimneys, and valleys, and every one of those is a flashing detail that has to be cut, welded, and sealed by hand. That transition work is the part that leaks when it is rushed, which is why a residential TPO install lives or dies on the flashing more than the field. Slope matters too: even a roof called flat needs enough fall to move water to a drain or an edge, and on a residential section that often means a tapered insulation layout to build positive slope the original framing never gave it. A roofer who treats a home’s low-slope section like a shrunk-down commercial roof misses these, and the membrane that should last decades starts failing at the edges in a few years. Edge metal and termination details follow the same split. Commercial work uses shop-fabricated edge metal sized for wind uplift ratings, while a residential porch or addition usually terminates into existing fascia, walls, or shingle transitions, which takes more hand detailing in less space. It is another reason the installer you choose matters as much as the membrane brand. A crew that does TPO every week handles those transitions cleanly.
