Why does my commercial roof keep leaking in the same spot?

Usually because the last fix patched the ceiling stain instead of the real entry point. On a low-slope roof the water gets in at one weak spot, runs sideways along the deck or a seam, and drips somewhere else entirely, so a patch over the wet ceiling spot does nothing to the actual breach. The other common reason is ponding water: if the slope is off and water keeps standing on a low spot, sealing the seam there does not help because the water is still sitting on it. We trace the leak to its true source and fix the cause, not the symptom.

Should I repair the leak or replace the whole roof?
