Residential low-slope flat roof in Leander, TX

A flat roof lives or dies on the seams

A residential flat roof is a different animal from a steep shingle roof. Water does not run off in seconds, it sits and finds the lowest point, so every detail that a pitched roof gets away with becomes a leak on a low-slope deck. The job is to build a continuous, sealed surface with somewhere for the water to go, and to detail the edges, drains, curbs and penetrations so nothing pools where it should not.

Most of the flat roofs we get called to fix were never built for ponding water. The membrane was laid loose, the seams were not welded clean, or the slope to the drains was too shallow to clear a Central TX downpour. We start by getting up on the deck and reading where the water actually stands after a rain, then we build the system around that reality instead of pretending the deck is dead level.

Plenox handles flat roofing on homes, additions, porches, sunrooms and the low-slope sections that tie into a steeper main roof. We carry single-ply TPO membrane for the larger fields, modified-bitumen and self-adhered systems for the tight transitions, and we flash every wall, curb and pipe by hand. When you are ready, your free roof quote costs nothing and the visit is no-obligation.

How a flat roof job goes

No numbered circles, no sales theater. Here is the order we work in on a low-slope roof, every time.

We read where the water stands

Before anyone talks price, we get on the deck and find the low spots, the failed seams and the drains that are not clearing. On a flat roof the diagnosis is the whole job, so we do it with our own eyes and a camera, not a guess from the driveway.

We fix the slope, not just the surface

If water is ponding, a new membrane over the same dead-flat deck just buys you a year. We add tapered insulation, re-slope to the drains, or relocate the drainage so the water has a clean path off the roof. That step is what separates a flat roof that lasts from one you re-do.

We weld and flash by hand

TPO seams get heat-welded and probed, not glued and hoped over. Every wall, curb, pipe and skylight gets flashed by hand and tied into the field. This is the part of the roof you never see, and it is exactly where cheap flat-roof jobs leak.

We stand behind it for life

The finished roof carries a lifetime workmanship warranty plus six years of weatherproofing done annually, included. On a flat roof that annual return matters even more, because we catch a lifted seam in year three before it ever reaches your ceiling.

Why flat roofs in TX need a different plan

Central TX weather is hard on a low-slope roof in two directions. The summer bakes the membrane with UV and surface heat that can run far above the air temperature, which is exactly why a reflective white TPO membrane earns its keep here: it bounces the sun instead of soaking it, so the deck below stays cooler and the membrane ages slower. Then spring brings the downpours and the hail, and a flat roof that cannot clear a fast two-inch rain turns into a shallow pond that works at every seam until one of them lets go.

The slope, the drainage and the edge details are the actual product. The membrane is just the skin over them.

Plenox Solutions, on building low-slope roofs for Central TX weather

That is why we never treat a flat roof as just a surface to recover. The slope, the drainage and the edge details are the actual product; the membrane is just the skin over them. We design the drainage so the water has a path even in the heaviest rain, we tie the flat sections into the pitched roof and the gutters so nothing dumps back onto the deck, and we use ventilation the way Lomanco taught us so heat and moisture are not trapped under the membrane cooking the structure from the inside. If your flat roof is part of a storm or hail claim, we document the ponding, the splits and the wind damage so your adjuster sees the real condition. The same crew also handles TPO membrane systems, storm restoration and gutter replacement, so the whole water path off your roof gets handled by one team. See finished work in our project gallery.

Backed in writing, not just promised

The reason a flat roof from Plenox holds is not the brand of membrane, it is who put it down and what stands behind it. Our crews are OSHA certified, so the work meets the safety and quality standard the trade is supposed to hold, and we are Lomanco-certified in attic ventilation design, which on a low-slope roof keeps trapped heat and moisture from cooking the deck from underneath.

Every flat roof carries a lifetime workmanship warranty: we stand behind how the roof was built for as long as you own it. On top of that, the job includes six years of weatherproofing done annually, so a tech is back on your roof each year sealing small issues before they grow. That is how a flat roof, the kind most likely to be neglected until it leaks, actually makes it the full distance.

What is a flat roof actually made of?

A residential flat roof is rarely dead level, it is built with a slight slope and a continuous waterproof membrane over the deck. On most of our jobs that membrane is single-ply TPO, with modified-bitumen or self-adhered systems for tight transitions and tie-ins. The membrane is welded or sealed at the seams and flashed by hand at every wall, curb and pipe, so the whole surface acts as one piece.

Why does my flat roof keep ponding water?

Ponding almost always traces back to slope and drainage, not the membrane brand. If the deck is too flat or the drains sit too high, water has nowhere to go after a TX downpour and just sits. We fix that with tapered insulation, added or relocated drains, and a re-slope so the water clears. Recovering the surface without fixing the slope only buys you a year.

Can a flat roof be repaired or does it need full replacement?

We come look before anyone quotes a number. If the field is sound and the problem is a few failed seams or a flashing detail, a targeted repair is what we recommend, because we built this company to do it the right way, not to upsell. We only call for a full tear-off when the membrane is past its life or the deck under it has gone soft.

Is TPO the right membrane for a flat roof in TX?

For most low-slope fields here, yes. A reflective white TPO membrane bounces the summer sun instead of soaking it, which keeps the deck cooler and slows how fast the membrane ages in our heat. For tight transitions and small flat sections we may pair it with modified-bitumen. We match the system to the roof on our TPO roofing page, not a one-size catalog.

Does a flat roof leak get covered by storm or hail insurance?

Often, yes. Hail can split or bruise a membrane and wind can lift edge flashing, both of which open a flat roof up to leaks. We document the ponding, the splits and the wind damage with photos and meet your adjuster on site so the claim scope matches the real condition. Our storm restoration work ties straight into flat-roof claims.
